Who are we?

We are a proudly independent business based in Dunster, Exmoor and have been trading since February 2019.

Our primary business is an Holiday Accommodation marketing agency, although we do provide Business Valuations and Commercial Property Marketing.

These policies cover the Exmoor Homes, Exmoor365 and Group365 Marketing brands.


What information do we collect and how do we use it?

Please be assured that we only collect information which allows us to deliver exemplary levels of customer experience.

We will collect anonymised data when you visit us online. As with most websites, this may tell us where you’ve visited from, what you’ve looked at and how long you’ve stayed on our site. If you do not accept our cookie policy, you will still be able to use our website, but not every feature may work correctly.

Upon marketing your property or when placing an offer, we are required to capture Special Category Data which may include Passport information, bank details and other sensitive information. We will only use this information for the purpose intended and will process, store and destroy inline with our GDPR Compliance policy.

If you wish to subscribe to our marketing newsletter you can opt-in via web, social media, by email or in person. You can opt-out and update your preferences at any time.

All electronic data is securely processed within the EEA.


Links to external websites for the marketing of Holiday Rental Properties

Each of our property advertisements links to an external website provide by our client. This may be a link to a major booking website or to an independent information portal. We cannot be held responsible for these third party websites.

We will collect 'click through' information on each of these links to provide data analysis to our clients, although this will be anonymised and cannot be traced to any site viewer.


Do we share data?

We do not sell, market, share or send any data to anyone without permission or consent.

We have a strict internal data policy, which means that only authorised and compliant parties have access to data, and only when authorised by yourself. This data will only be used to conduct essential transactions or to improve our own business.

How does our Privacy Policy affect you?

Our Privacy Policy is in place to protect you when visiting us online or transacting business with ourselves. Modern day communication methods increasingly rely upon electronic communications and our Privacy Policy covers the use of these, as well as traditional methods of administration.

Selling your Business with Exmoor Homes for Holidays: Accuracy of Property Particulars for Rentals or Commercial Property Sales


Exmoor Homes for Holidays for themselves and for the vendors of the property, whose agents they are, give notice that: 1. our particulars are intended to give a fair and substantially correct overall description for the guidance of intending purchaser and do not constitute part of an offer or contract. Prospective purchasers should seek their own professional advice. 2. All descriptions, dimensions, areas, reference to condition and necessary permissions for use and occupation and other details are given in good faith, and are believed to be correct, but any intending purchasers should not rely on them as statements or representations of fact, but must satisfy themselves by inspection or otherwise as to the correctness of each of them. 3. No person in the employment of Exmoor Homes for Holidays has any authority to make or give any representations or warranty whatever in relation to this property on behalf of Exmoor Homes for Holidays, nor enter into any contract on behalf of the vendor. 4. No responsibility can be accepted for any expenses incurred by intending purchasers in inspecting properties which have been sold, let or withdrawn. 

All Property Particulars are for general guidance and we would strongly recommend spending time familiarising yourself with the property in full during viewing.

Services, utility connections and appliances: Please note that we have not tested the services, utilities or equipment within the property and we strongly advise buyers to commission their own survey before finalising their offer to purchase.

Measurements Indicated online or in print including Floorplans

All measurements are approximate. While we endeavour to make our sales particular accurate and reliable, if there is any point which is of particular importance to you, please contact the office and we will be pleased to check the information with the vendor.

Financial Evaluation and Motivation of Buyers

Before forwarding an offer to any vendor, we will take reasonable steps to validate the source and availability of funds and forward this information to the vendor. This process is outlined under the Code of Practice for Residential Estate Agents as follows

At the time that an offer has been made and is being considered by the seller, you must take reasonable steps to find out from the prospec-tive buyer the source and availabilityof his funds for buying the property and pass this information to the seller. Such information will include whether the prospective buyer needs to sell a property, requiresa mortgage, claims to be a cash buyer or any combination of these. Such relevant information that is available should be included in the Memorandum of Sale having regard to the provisions of GDPR.

These reasonable steps must continue after acceptance of the offer until exchange of contracts (in Scotland, conclusion of missives) andmust include regular monitoring of the prospective buyer’s progress in achieving the funds required, and reporting such progress to the seller.

Property Misdescriptions

Under the Property Misdescriptions Act of 1981, the agent has not tested any apparatus, equipment, fixtures and fittings or services and so cannot verify that they are in working order or fit for their purpose. A Buyer is advised to obtain verification from their solicitor or surveyor. References to the Tenure of the Property are based on information supplied by the Seller. The agent has not had sight of the title documents. A Buyer is advised to obtain verification from their Solicitor.

Potential purchasers will be asked to produce identification documentation at point of offer, which will not be binding upon any party until the relevant checks are processed and complete. We ask that potential purchasers are co-operative in relation to these checks to avoid any delay or disappointment.
